And Another $75 Billion* In Taxpayer Money Out The Door. This Time To Deal With The Housing Crisis.

And today's bailout winners are...people who spent too much on their homes compared to their incomes! Congratulations you irresponsible fools, come on down and get your checks!

President Barack Obama's plan to tackle the foreclosure crisis will spend $75 billion in an effort to prevent up to 9 million Americans from losing their homes.

In tandem, the Treasury Department said it would double the size of its lifeline to Fannie Mae and Freddie Mac. The government, which seized the mortgage finance companies last fall, said Wednesday it would absorb up to $200 billion in losses at each company.

The plan, which Obama is releasing later Wednesday, is more ambitious than initially expected — and more expensive. It aims to aid borrowers who owe more on their mortgages than their homes are currently worth, and borrowers who are on the verge of foreclosure.

...Another key component: a new program aimed at helping homeowners said to be "under water" — with dwellings whose value have sunk below the principal still owing on their mortgages. Such mortgages have traditionally been almost impossible to refinance. But the White House said its program will help 4 to 5 million families do just that.

Of the nearly 52 million U.S. homeowners with a mortgage, about 13.8 million, or nearly 27 percent, owe more on their mortgage than their house is now worth, according to Moody's Economy.com

At NRO Jonah Goldberg wonders why upside down mortgages are such a big deal? I'm kind of curious about that myself. (He gets answers here)

I know this situation is painful for a lot of people but absent some compelling reason beyond the "we have to keep families in the homes they can't afford and shouldn't have purchased in the first place" argument, it seems the housing market's price correction is a feature, not a bug of the system.

We don't have the details of the plan yet but if the idea is we have to reinflate the housing market, I'm not quite sure why that's either a good idea or a sensible use of the governments non-existent resources. If creditors want to renegotiate the terms of an agreement that is one thing, if the government is going to do it by fiat (either legislatively or though bankruptcy proceedings) that's quite another.

Based on the events of the last few months, I fear the worst.


*Just saw on FNC that $50 billion is coming from existing TARP money and the remainder is coming from Fannie Mae and Freddie Mac.

I'm not an economist, this is my laymen's understanding.  There are a couple reasons why the upside issue is a big deal.  A lot of people are in adjustable rate mortgages- they're paying a low rate (which makes the mortgage payment affordable) for a few years, and then the rate resets to the market rate.  The new market rate will require much higher monthly mortgage payments- probably beyond their ability to pay.  A lot of people were betting that they would be able to refinance when their introductory rate ended, thus getting an affordable rate again.  If your house is now worth less than you owe, refinancing painlessly at a low rate is pretty much off the table.  Who is going to loan you $500,000 for a house worth $400,000?  So there's the uncertainty clouding the real estate market.  How many people are going to have to foreclose because they can't pay?  Nobody's sure.  Also, people are very uneasy about their financial situation.  If you are technically insolvent- your liabilities (including your mortgage) are greater than your assets, you're not going to go spend more money- you're going to hoard.  This reverberates throughout the economy.

Exactly my point! We just bought a house. We put the offer in in April and moved in in July. Since the date of the offer, the value of the home has come perilously close to the mortgage. Guess what? I don't care! We plan to be  here for years. Either it will correct itself, or it will continue to tank. But it doesn't matter because I have to   live somewhere! May as well be in my Obama diminished value house.

By the way, our 401 K's and our tiny little stock portfolio took quite a hit as well. They are no longer worth what we put in.

Bail me out Obamaaaa!!!

Too understand why how and why you wind up owing more money than your house is worth you need to go back to the fundamentals of why this mess got started to begin with.

 

This writeup over at Flopping Aces  in 2008 BEFORE all the bailouts were passed explains it all the best that I have ever seen.

 

If you look at that exponential growth in the price of homes you see that it is far greater than normal parameters would allow without government interference.  Look also at the marked decline in house prices at the end there. While true that they fell off rapidly and cost some people who purchased on the upslope of that curve, you will note that they still have not fell to the point where they SHOULD be without government interference.

 

As the government continues to throw taxpayer dollars at poor housing prices in an effort to undo the laws of economics they will continue to fail.  At the same time they do this they ENCOURAGE those 37% who owe more than the house is worth to default. And there lies the problem……

 

You ask why should it be a big problem. Well in the past it wasn’t and that was for two reasons. First there were real rules in place for borrowing money, e.g. 20% down, no payments larger than % income, and a good credit history. That assured that initially you were able to make the payments and if you didn’t then YOU lost money and the bank had enough of YOUR capital in the house that they didn’t lose money on the resale. The second reason is that the government would not bail your ass out if you defaulted. So again, YOU lost. Ultimately the best thing to do was to stay in the house at least until the market recovered enough for you to  get your principle back.

 

Now the government has signaled that you don’t have to do that. They are basically telling you that if you owe more money than the house is worth and you still pay it off you are a sucker because in effect what you are doing is financiering the ones who do default.

OK, let me just throw some numbers out of my ass here.

Renting a 3 bedroom in my area is $1500+ utilities.

No money down, interest only, taxes, insurance, utilities=$700-900. Not a nickel of updates or needed mainainence has been done to these homes. Curb appeal has dropped, because these fuckers won't pick up the garbage, let alone mow the lawn.

After 3 years these assholes lose the house they never "owned". They had a net monthly $600 drop in housing for 3 years!...They could have, and did indeed, saved up to $22k during this time.

So, since I plan on being here foreverish, I have to bail out the dickhead who equitied to place for Vacations and the fake Jaguar/Taurus?...Fuck Me?

Like I should fucking jump right on it. Fine, I'll take it, but leave the Benz SUV you bought with the 2nd mortgage when we close...I actually said that. Pissed these assholes off to no end.

Eventually I bought a house from an Estate. No Realtor, or upside down asshole looking for me to clean their shit up.

Maybe we Need Chapter 15, bankruptcy reorganization for foreclosures

1) Its on your credit record. Its a bankruptcy

2) You must downsize your house to be 25% or less than verified income. Feel some pain. The banks have a pool of foreclosed homes. You actually trade down, and move there. Trade down means less sf, less bedrooms/bathrooms, etc. Painful.

3) Requires real estate and financial planning market to also be involved. The transaction is treated like a sale. Less government employee involvement.

4) Must sell all posssesions except minimum allowable. Creditors have list of last 3 years purchases made via credit cards, home-ec loans, and checks. Two unannounced random searches in the first year in downized home.

50 Let's see - I am being foreclosed on as I type this. But not because I was stupid and bought more house than I should have. I was laid off, then I suffered through a series of strokes, therefore I am unemployable. I burned through everything I had, just to stay alive. But now it's all gone and the vultures are picking at the carcass.

Will I get a check? Fuck, no. I'm unfortunate, not stupid. They don't help the unfortunate, they only reward the stupid.

It's doesn't help that I am a highly-skilled white male, either. That really keeps the State and Feds from providing any assistance.

Basically, I have paid into the system for 25+ years, and I won't get shit from anyone. It sucks, but that is the reality today. I have 15+ years to go before I am eligible for SS, if it still exists by then, and if they haven't boosted the eligibility age to 80+ years.

Expect more of this over the next four years. The age of the 'self-made man' is gone from this country. You cannot be better than anyone else - and if you were, you don't deserve a thing when you desperately need it.

The banks/lenders got themselves into this mess by lending to people who never should have qualified for a loan in the first place. Let them sink. The lenders and the lendees. They all deserve to feel the pain they caused themselves.

The only saving grace is - for me, at least - I have $0 income. Therefore, I don't pay taxes. So my money isn't going to go help bail out these bastards.

But my children? Their futures are *so* fucked right now...

Maybe its really ACORN in disguise, but with all the re-selling/re-bundling of the mortgages, some paperwork is lost.

I'm trying to determine exactly why it is that I'm sitting here about to have a nervous breakdown trying to keep up with my work load and trying to do a good job and be responsible.  Look, I know what it's like to be in financial tatters due to my own bad choices.  I never ever wanted anyone to help me out of it.  My life, my fault, my consequences. 

About an hour ago I was told that fund managers for our retirement money are making some major changes in an attempt to stop the bleeding from the funds.  I didn't scream or yell or demand that the money be put back.  It's part of the cycle and I need to suck it up and deal.  I hate that doing so is now a sucker's game.

This is the one technical defense that I don't have a problem with.  I don't think it's asking too much of the entity attempting to enforce a loan prove that it actually owns that loan.  There's another practical reason, it potentially places the owners at risk of double exposure if it later turns out that another lender is the real holder of the paper.  Good luck getting the money back that went to the first lender.

It only works if you have some kind of income - disability, state/fed assistance, or a real job. I have none of these. There will be no negotiations as I have nothing to negotiate with.

If not foreclosure for failure to pay the mortgage, it will be because of failure to pay the taxes. I can't even pay the utilities now - no electric, water or gas.

My only saving grace is my mother - my 85 year old mother. I am living with her now, and 100% dependent. She provides the roof, the food, and the internet (thank god). But if something happens to her, my next place of residence will be a cardboard box in a Florida swamp.

I had a series of brain-stem strokes. I fried the wires from my brain (the controller) to muscles (the motors) - jeez, can you tell I'm a computer geek? I lost the fine motor skills in my right hand, and I walk with a limp because of my right leg. And another stroke numbed up part of my left hand and foot. Supposedly, I am lucky, because a majority of brain-stem strokes kill the patient. And if not death, then severe physical disabilities result. I'm part of the 'lucky' 5% that didn't die and is not suffering from 'severe' disabilities.

So, in their wisdom, the state/fed authorities deemed that since I still have my cognitive skills and can still type and drive a computer (somewhat), I am still employable. So I should just get a job and stop asking for handouts.

Tell that to the tech company looking to hire. They don't want me because they are afraid I will stroke out again (I've had 3 so far) in the middle of a project. Plus the fact that my credit rating is so fucked right now that it sends up a BIG red flag whenever they run a background check. If they ask about the credit rating, I have to explain to them about my medical history. It's all downhill from there. It's all bad.

And working at a fast food place? They won't hire me, because they fear that they will spend monies training me, and then I will find a engineering job and quit. They don't want to do it.

And manual labor is out. Besides tiring easily and falling over occasionally (because of my reduced motor skills), standing on my feet for 8 hours is bad. I worked at Lowes for a month, and it lead to my having yet another stroke. Besides, have you ever seen a stroke survivor climbing a ladder with product in their hands? Hilarious, to say the least. But mostly scary.

I really don't want to keep the house. It's too much now for me to keep and maintain. But I would like some assistance to put food in my mouth. But I can't even get that from the bastards.

Let's face it - mine is a 'so sad, too bad' story that no one cares about. My story does nothing for anyone, especially politically. They don't care. They won't help.

At the same time however, I am NOT running to the federal government for a handout. Is it tough paying my mortgage each month? Damn right it is. But I've been living in my house for 2.5 years now and have never missed a payment or have been late on a payment. It takes a thing called SACRIFICE to be able to do it and the people who decide that the easiest thing to do is let their homes go into foreclosure so they can be rescued by Uncle Sam make me want to puke. In addition to the people who made $40,000 a year buying $500,000 homes, there are also many people who got in before the bubble and decided to use their equity like a piggy bank, and instead of putting it towards home improvements, took the cash and used it to finance new cars, electronics, vacations, etc.

I run a small construction business that relies on other people spending money on improving their existing commercial property or building new. What is their incentive to do something...NONE, banks around here (Mid-Atlantic area) are worthless. You should see how many ships are backed up in the Chesapeake Bay due to lack of credit for moving of cars goods etc. off of ships. I spent close to 100K on new equipment over last year and 1/2 and I am getting no breaks, of course not I am a rich business owner. One who is currently employing others (we will see for how long) and should be made to pay others bills at the neglect of my own. I AM PISSED!
