Inventory in the Philly burbs is piling up by the minute. Driving around, there are houses that are bank owned not even listed for sale yet...the infamous shadow inventory. I'm on a list to get sale properties sent to me, there are bank-owned houses that started at $189k now down to $125k. Buyers forego them because there are so many houses in that range they can buy that don't need work. And this is in a decent area - the lower income areas are experiencing a bloodbath.

IMO the most painful stat in regards to Average Joe/Jane voter: most who bought homes two years ago, thinking they were purchasing at the bottom...are already underwater.

93 On the why do banks let houses rot after foreclosure thing, there are a few problems. First, if the banks let all the inventory onto the market at once, housing prices will crater even more. Second, for awhile banks were using a scheme whereby the foreclosure would be finalized, the sale held, the former owners evicted but the bank would never file the foreclosure deed with the register of deeds. This meant that the owner of record for tax purposes and for fines by the city for lack of maintenance was still the foreclosed property owner.I know there was some movement to do away with that but I haven't kept up with those attempts. Third, people can't qualify to buy homes so why try to market something you know you can't sell.

There's a major issue with liability for what are effectively abandonded bank owned properties. When the house is turned into a meth lab/crack den and when the house burns to the ground and takes the neighborhood with it, is the bank liable? That's still an open question in many areas.

Yes, I forgot about that sorry group. Ifinally submitted an offer after looking at about 70 houses. The offer was on a short sale. Theseller's agent told my agent I should forget about it since the competingbid was "considerably higher". Mine was a cash offer so I figured I had a fighting chance. Something didn't sit right with me, so I would go back to the property from time to time, and find noticespasted on the door regarding winterizing. The only time I've seen that happen is when the bank takes the house back.

Bottom line,my bid expired,no one got the house,it's technically still for sale. I feel bad for the seller because I think they're being played bythe bank, which is one of those that just settled with DOJ.

It is a freakin jungle out there.

If you took the 7500 credit in 2008.........then, yes, you repay it back 500 a year for 15 years. However, if you took the credit in 2009 or 2010, then no, there is no repayment as long as you maintain the home as your primary residence for 3 years (unless the home was destroyed by fire, natural disaster, etc. or was taken by an act of eminent domain).

You're dumb at any amount because the FDIC couldn't cover all the insured losses from just one TBTF bank and they have no time limit on repaying your lost deposit. Losses from the 1980s S and L crisis were justfinally paid in the lastfew years. They can take a hundred years to pay you back and you would have no recourse.

I guess the increased cost of oil extraction and global increases in food demand have nothing to do with it... Not all price increases are synonymous with inflation.

QE has been more than offset by the collapse in the velocity of money. It's not out there driving up demand. The bulk of QE is still sitting around in banks doing nothing. Without lending, there is no demand driven inflation.

When the economy picks up (if ever) we will need to worry about the money stock. Until then, there are bigger policy problems. Specifically, those holding back the recovery.

I base it on the prices of commodities. What do you think caused the outbreak of Arab spring in North Africa? Their food costs doubled in a month; lots of countries don't have any slack and the Bernake's QE-1 hit the countries living on the margin hard.

One other thing, that excess liquidity isn't sitting in the bank's vaults, liquidity always chases yield and since the Bernake was ass-raping savers with his ZIRP that liquidity ran into commodities in search of yield and energy prices spiked not because of increased demand, demand has fallen off the cliff, they spiked because oil is traded in dollars. We're seeing currency inflation which is causing margin compression and demand destruction. If we keep emitting unbacked dollars even the Bernake knows it will cause a currency collapse and the asset deflation he's been trying so hard to avoid.

One other thing, that excess liquidity isn't sitting in the bank's vaults, liquidity always chases yield and since the Bernake was ass-raping savers with his ZIRP that liquidity ran into commodities in search of yield and energy prices spiked not because of increased demand, demand has fallen off the cliff, they spiked because oil is traded in dollars.

Last I checked, North Africa doesn't buy its food with dollars. That problem was the result of rising food prices driven by demand increases corresponding with dramatic reductions in supply - specifically the wheat harvest failures in Russia and Australia. I'll even conceed that ethanol production didn't help matters (though I think it was trivial in its impact). Lest we forget, Russia actually banned wheat exports after the big crop fire - I don't know whether those were lifted yet. QE did not starve the Arabs (though that would also be a big plus in my book and a reason for more QE if that were true). Nature and a more affluent Asian population starved the arabs.

Re liquidity, most of the QE existed only for the purpose of recapitalizing the banks. The banks weren't the ones running out to invest in commodity speculation - they instead dumped the money largely into treasuries, as per the design of the plan. Plenty of other yield seekers were indeed speculating in commodities, but that's to be expected when other investments aren't able to generate a reasonable profit, as tends to happen in a bad economy.

Re energy demand, yes - it's down HERE- but the supply is also greatly constrained. Minimal gulf production. Libyan crisis. Older fields dying off. Newer fields have slow flow rates, even if the reserves are huge. Further, demand continued to increase in Asia - India and China both increased consumption during this time. Supply uncertainty due to various unhappy global events also added a fear premium.

So, let's sayI'm all wet on this. What was the alternative to QE? Leave the banks undercapitalized to the lending system would freeze up even worse? I suppose the easy answer is to say we should have let it all fall down and then rebuild, but I think that's about the riskiest proposition you can go with.Once productive capacity is destroyed it's damn hard to rebuild. And if you want to talk about "ass raping" the savers - let them enjoy some nice systemic bank failures and see how much they like that. I suspect that suddenly their 1/2% return, along with capital preservation, will look damn good.

You can't just look at prices increasing in certain specific sectors and say we have inflation. Supply and demand are critical considerations,and we conservatives should know better than anyone about that. I hate Obie and his cronies at least as much as anyone alive, but I'm not going to distort reality to fit my hates. Obviously we can't sustain trillion dollar deficits ongoing without eventually getting high inflation, but given the huge unemployment and open productive capacity in the US,inflation isn't our most immediate problem. That will come later. Our most immediate problem is figuring out how to get people working again and feeling like there is hope for an economic future.

That Romney ad attacking Oblahblah is fucking awesome.

You want to know what's so awesome about it?

The average voter is not going to know (or even care much) that Romney's ad is mockingly trading on Obama's ad from back in 2008.
So, there is no chance that its mimicking feature is going to influence vote share in the slightest.

Rather, Romney's ad is a crystal clear sign to the Obama campaign (and to us Romney supporters) that Romney is not going to be playing nice. Not in the slightest.

To the average voter, that ad effectively and accurately highlights that Obama is out of touch with a failing economy that his policies (by implication) have worsened. Good.

To the Obama campaign, that ad is a glaring, red neon sign that says: "We are coming for you, fuckers. And we want you to know it."

Ever since the GOP Florida primary, I have had no doubt that Romney would not hesitate to come after his political opponents with a meat cleaver.

Romney is No Holds Barred. - And he won't let you tap out.
